In July 2010 the government amended the rules around borrowing inside Self Managed Super funds. Although the rules limited what could be purchased with borrowed funds, they provided much needed certainty about the use of this strategy at least until July 2012 to purchase long-term property investments. This is a fantastic opportunity for property investors to unlock the value of their superannuation to invest in something they know - Direct property! And the advantages of negative gearing in SMSF are great, not to mention the benefits of lower capital gains tax on sales. This video from leading SMSF lawyer Grant Abbott explains more about the new SMSF Borrowing rules.
